2024 Residential Listings Surge - 23.8% Increase Compared to 2023

The chart provided highlights the comparison between active residential listings in 2023 and 2024. As indicated, there is a substantial difference in the number of active listings between the two years. In 2023, the data reflects that there were 12,250 active listings, whereas in 2024, the number of active listings increased to 15,160. This marks a 23.8% rise in the number of active listings year over year.

The 2023 listings, represented by the red line, start just above 9,000 in early March. Over the course of the year, the number of listings shows a steady increase, peaking slightly above 12,000 in the summer months of June and July. However, the number of listings gradually decreases after July, with a significant drop-off toward the end of the year, aligning back near the 9,000 mark by December.

In comparison, 2024, represented by the purple line, shows a stronger trend in the number of listings starting in March. The year begins with around 10,000 active listings. From March onward, the number of listings continues to rise at a faster rate than in 2023. By June, the listings cross the 14,000 threshold, and by July, they peak near 15,000, remaining steady through the fall months. Even though there is a decline toward the end of the year, similar to 2023, the number of active listings remains significantly higher compared to the previous year.

The increase in active listings in 2024 can reflect various market conditions, including a potential increase in housing supply or changes in buyer activity. The data highlights that 2024 consistently outperforms 2023 in terms of available residential listings throughout the year. This trend may indicate a more competitive housing market for sellers, with more options available for buyers. The difference of 23.8% between 2023 and 2024 is a key factor in understanding the shifts in the residential real estate market.
