    Detailed Analysis of Residential Listings by Property and Special Listing Conditions

    The latest residential real estate data provides an insightful snapshot into active and pending listings across various property conditions and special listing scenarios. As of January 2025, a total of 11,124 active residential listings and 3,349 pending listings were recorded, revealing unique trends for both resale and new construction properties.

    Among active listings, resale properties dominate, representing 57.9% of the market with an average price of $730,233 and an average price drop of 6.8%. Pending resale listings accounted for 53.9% of the market, with an average price of $586,108. New construction properties comprised 20.2% of active listings, averaging $693,014, with a slightly lower price drop of 7.3%. Pending listings for new construction made up 46.1%, averaging $499,283. Under construction homes showed a robust presence, with 12.6% of active listings priced at an average of $551,569, reflecting a 6.5% average price drop.

    Special listing conditions present another layer of complexity in market dynamics. Of the 460 active listings under special conditions, "real estate owned" properties constituted 0.94%, averaging $563,364 with a 7.4% price drop. Similarly, estate properties held a 2.09% share with an average price of $692,741, showing a notable average price drop of 6.5%. Pending listings under special conditions remained marginal, accounting for 3.76% of the market.

    The data also sheds light on the activity index, with active new construction listings showing a relatively high activity index of 29.16%, compared to resale properties at 19.67%. Meanwhile, under special listing conditions, pre-foreclosure properties had a notable activity index of 33.33%, and auction listings demonstrated an activity index of 20.00%.

    These figures highlight the nuanced trends in the real estate market and offer critical insights for buyers, sellers, and investors navigating the current landscape. With resale properties leading in volume and activity indexes varying across conditions, understanding these metrics is vital for making informed decisions.
